Abstract - Operation and maintenance (O&M) of government structures play a critical role in ensuring the longevity, safety, and functionality of public infrastructure. This thesis focuses on the current scenario of O&M practices employed by the Central Public Works Department (CPWD) in India, with an emphasis on both modern government buildings and ancient heritage structures maintained jointly with the Archaeological Survey of India (ASI). Through analysis of maintenance cost trends, operation frameworks, and case studies of key landmarks such as Rashtrapati Bhavan, Parliament House, and Red Fort, this study identifies challenges and opportunities in the existing O&M systems. The integration of emerging technologies like Building Information Modeling (BIM), Internet of Things (IoT), and Artificial Intelligence (AI) is explored for their potential to improve preventive and predictive maintenance. Recommendations for policy reforms, capacity building, and sustainable practices are provided to guide future perspectives in government infrastructure management. The findings of this research aim to contribute to more efficient and resilient operation and maintenance strategies that preserve India’s architectural heritage while advancing modern infrastructure sustainability.
